Methodology — the formulas, not just the buttons
EMI uses the standard reducing-balance annuity formula: EMI = P × r × (1+r)^n / ((1+r)^n − 1), where P is principal, r is the monthly rate (annual rate ÷ 12 ÷ 100), and n is the tenure in months. This is the same formula every bank uses internally; the difference between this tool's output and your actual EMI is almost always processing fees, insurance add-ons, or a rate that resets before the tenure ends.
Mortgage PITI adds property tax ÷ 12 and homeowner's insurance ÷ 12 to the same annuity payment, and layers on PMI (private mortgage insurance) as a percentage of loan value when the down payment implies a loan-to-value ratio above 80% — the common US threshold where lenders require it.
SIP compounds a fixed monthly contribution at an assumed annual return, compounded monthly, using the standard future-value-of-annuity formula; the optional inflation toggle simply deflates the nominal ending corpus by an assumed inflation rate to show a real, spending-power-adjusted number alongside the nominal one.
Worked example
A ₹30,00,000 loan at 9% annual interest over 20 years (240 months) computes to an EMI near ₹26,992 using the formula above, with total interest paid over the tenure landing around ₹34.8 lakh — more than the principal itself, which is the standard, unglamorous truth about long-tenure loans that an EMI calculator makes visible in one type-as-you-go pass instead of a hidden amortization table.
